When you register to use the Services, you provide personal information to set up your account, such as: your name, title, optional photo, email address, birthdate, primary phone number, secondary phone number, emergency phone number, fax number, and mailing address. If you are a property manager (rather than an individual), you may also provide company information, such as: your company name, logo, website url, and number of units managed. If you participate in the online ACH payment feature of the Services, you must provide your legal name and/or legal business entity name, personal or business contact information, and social security or taxpayer identification number(s) (“Taxpayer Information”), if requested. Lets Rentz may collect and maintain the Taxpayer Information, Manager’s account information, and the amount of payments and number of payment transactions the Manager or Manager’s business processes through use of the Services, so that Manager’s payments can be reported to the Internal Revenue Service when required by law. All of this information, including Taxpayer Information, is referred to as your “Account Information”.

If you are a Tenant and wish to submit a rental application for a unit on the Service, you will provide typical personal information necessary for the Manager to evaluate your application, such as: your name, email address, birthdate, primary phone number, secondary phone number, emergency phone number, mailing address, tenant history (including past addresses and landlord information), whether you have pets and how many, your vehicle information, your employment history, your current income information, whether or not you smoke, whether you have filed for bankruptcy in the past seven years, whether you have been convicted of a felony, whether you have ever been evicted from a tenancy, and whether you have ever refused to pay rent. All of this information is referred to as “Tenant Application Information”. For the purposes of this Privacy Policy, “Personal Information” shall include Account Information, Tenant Application Information, Background Check Results and ACH Information. At your request, we use your Personal Information to provide the Services on the Website. We also collect “Non-Identifying Information” about you, which includes Aggregate Information, Public Information, and Usage Details. This is information that cannot reasonably be used to contact or identify you unless it is coupled with other information. We may aggregate non-personal statistical information that does not individually identify you, such as information concerning gender, location or average rent (“Aggregate Information”). We collect this information directly, such as when you register and indirectly, such as when you use the website or through our third-party service providers. The Aggregate Information we collect is pooled together to help us improve our Website and to deliver a better and more personalized service by enabling us to estimate our audience size and usage patterns; store information about your preferences, allowing us to customize our Website according to your individual interests; speed up your searches; and recognize you when you return to our Website. Finally, we collect non-personal statistical information about your internet connection, the equipment that you use to access our Website and how you use our website (“Usage Details”). Some third-party service providers will collect information directly from you and provide us with relevant data (such as credit card processing companies and the third-party Background Check provider). We may use this information to carry out our obligations and enforce our rights arising from any contracts entered into between you and us, including for billing and collection. Information collected from these third-party services is governed by their privacy policies. You should view the privacy policy of third-party service providers before providing information to them. Other times, we will provide Non-Identifying Information to third-parties in order to enhance our Services. For instance, our Services utilize an API that integrates with Yelp to help Managers find contractors to handle maintenance requests. In order to accomplish this, we provide your ZIP code and a general description of the maintenance request to Yelp in order to facilitate a search of relevant service providers. If you do not want to share your information in this way, you should not use the Website or Services. Even though we do not disclose your Personal Information for these purposes without your consent, if you interact with a third-party, the third-party may have access to your Personal Information.

Sharing Information.

We may disclose Aggregate Information and Usage Details about our users, and information that does not identify any individual, without restriction. Public Information, such as your blog comments or unit information you would like us to promote to potential tenants, is information you ask us to broadcast publicly. We will only share this information with your express consent. Once your Public Information has been shared with the public, it may be searchable by search engines and be delivered to a wide range of users and services. When you share Public Information via the Services, you should think carefully about what you are making public. We do not disclose your Personal Information except in the limited circumstances described here: Your Consent: We may share or disclose your Personal Information at your direction in connection with your use of the Services. For instance,
(1) when a Tenant asks us to provide the Tenant Application Information to Manager in order to evaluate a rental application,
(2) when a Tenant asks us to provide the Background Check Results to a Manager in order to evaluate a rental application,
(3) when you ask us to provide reciprocal contact information (emergency and otherwise) for Tenants and Managers who are preparing to enter into a lease or who have entered into a lease,
(4) when a Tenant and Manager ask us to exchange information in order to facilitate the negotiation of a lease,
(5) when a Tenant makes an ACH payment to Manager via the Services,
(6) when a Tenant makes or a Manager responds to a maintenance request via the Services and
(7) when a Tenant provides proof of renters insurance, we will share this proof of renters insurance with the Manager.
Service Providers: We may share or disclose your Personal Information to contractors, service providers and other third parties we use to support our business and who are bound by contractual obligations to keep Personal Information confidential and use it only for the purposes for which we disclose it to them or as otherwise permitted by you.
Business Transfers: In the event that Lets Rentz is involved in a merger, divestiture, restructuring, reorganization, dissolution or other sale or transfer of some or all of our assets, whether as a going concern or as part of bankruptcy, liquidation or similar proceeding, your Personal Information held by Lets Rentz may be among the assets transferred.
Law and Harm: Notwithstanding anything contrary in this Privacy Policy, we may disclose or share your Personal Information in order to comply with any court order, law or legal process, including to respond to any government or regulatory request or if we believe disclosure is necessary or appropriate to protect the rights, property, or safety of Lets Rentz, our customers or others.   • Advertisers, including those using ad-serving, may display targeted advertisements based on personal information, such as targeting women aged 18-24 from a specific geographic location.
  • When you interact with or view a targeted ad, no personal information is given to the advertiser by Platform. However, by doing so, you are giving permission for the advertiser to assume that you fit the targeting criteria used to display the ad.
  • Advertisers on Platform range from financial services providers like banks, insurance agents, stock brokers and mortgage lenders to non-financial companies like stores, airlines, and software companies.

Account Deletion Requests

Users have the right to request the deletion of their Lets Rentz account. You can request account deletion by visiting our Account Deletion Page and submitting a request through the provided form. Upon receiving your request, we will process it and delete your account and associated data.

We recognize that you are providing sensitive information in connection with your use of the Services and that security is critical to our Services. As such, we take security precautions, and will continue to vigilantly safeguard your sensitive Personal Information. We update our security software with the latest patches frequently. Our servers are maintained by a reputable third-party service provider and housed in a secured facility. We separate the application server (servers that you interact with) and the database servers (servers that store our data). This ensures that users of the Website cannot directly interact with the database. Additionally, our servers are accessible only with a specific RSA key. We encrypt sensitive information, such as bank numbers, routing numbers, employment history and income sources, and all passwords using 256-bit encryption technology.

2. Acceptance of the Terms and Conditions.

Welcome to the website of Lets Rentz, ("Lets Rentz", "we" or "us"). The following terms and conditions (these "Terms and Conditions") govern your access to and use of letsrentz.com website, including any content, functionality android app, iOS app and Services (defined below) offered on or through letsrentz website, android app, and iOS app. This app is based from India. We will refer to landlords and property owners of rental units using the Service as "Owners" and tenants or potential tenants who use the Service as "Tenants". Any user of the Service or Website, including Owners and Tenants, will be referred to as a "User".

Please read the Terms and Conditions carefully before you start to use the Website. By using the Website or by clicking to accept or agree to the Terms and Conditions when this option is made Available to you, you accept and agree to be bound and abide by these Terms and Conditions and our Privacy Policy, incorporated herein by reference. you do not want to agree to these Terms and Conditions or the Privacy Policy, you must not access or use the Website.

This Website, android app and the iOS app is offered and Available to Users who are 18 years of age or older, and reside in the India or any of its territories or possessions. 4. Description of Services.

Lets Rentz currently provides a full-service, internet-based platform for Owners to efficiently connect with tenants looking for properties such as rent office space , house , PG , flats e.t.c.

4.1 Finding and Screening Tenants.

Upon registration, the Owner will be required to provide registration information, which will include information such as the Owner's full name, primary phone number, alternative phone number, email address, emergency contact information, credit card payment information, and other relevant information related to such Owner (the "Owner Registration Information"). During the time that the Owner uses the Services, Owner shall keep all Owner Registration Information up-to-date and accurate.

The Owner agrees to the 3rd Party Terms & Conditions, as set forth [here] Owner may request certain consumer credit data from TransUnion Rental Screening Solutions, Inc. to be delivered through the Lets Rentz.co portal. Where such consumer credit data is requested, additional terms and conditions as required by TransUnion Rental Screening Solutions, Inc. will apply, which terms and conditions, as set forth [here] must also be agreed to by Owner before any Services will be delivered

Once registered, Owner may add a rental unit, and if desired, create a listing that includes information about the unit, such as the unit type, building name, street name and cross street, address, package delivery location, amenities, rent amount, and security deposit (the "Unit Information"). Owner may choose to use the Service to broadcast the Unit Information to third-party marketing sources (such as Padlister via RSS).

Once the Tenant has viewed the rental unit and is ready to submit an application to the Owner, Owner creates a new application through the Service. As part of this process, the Tenant will be invited to fill out a rental application on the selected rental unit. This application will include information such as the Tenant's full name, primary phone number, alternative phone number, email address, emergency contact information, past addresses, prior landlord contact information, whether the Tenant has pets, vehicle information, employment history, current income information, and other relevant information related to such potential rental unit (the "Tenant Application Information"). Once tenant has completed the rental application on the selected rental unit, he will authorize the Owner to view the application on the Website, including all Tenant Application Information.

Upon completion of the application, Tenant will be required to provide personal information ("Background Check Information") and authorize the Landlord and Lets Rentz to access his Nationwide Criminal History Check and Credit Report/Score (the "Background Check"). Tenant will leave the Website and be redirected to a third-party service provider's site to authorize and complete the Background Check. Lets Rentz has no control over the contents of such third-party site or resources, and accepts no responsibility for them or for any loss or damage that may arise from your use of them. If Tenant decides to access any of the third party websites linked to this Website, Tenant does so entirely at your own risk and subject to the terms and conditions of use for such websites. Once the third-party service provider has completed the Background Check, it will be Available on the Website, via a secure API, for Owners to view until the Owner rejects such Tenant's application or until the Owner and Tenant enter into a lease with respect to the rental property, whichever date is earlier.

The Tenant agrees to the 3rd Party Terms & Conditions, as set forth [here] Tenant may request certain consumer credit data from TransUnion Rental Screening Solutions, Inc. to be delivered through the Lets Rentz.co portal. Where such consumer credit data is requested, additional terms and conditions as required by TransUnion Rental Screening Solutions, Inc. will apply, which terms and conditions, as set forth [here] must also be agreed to by Tenant before any Services will be delivered.

Once the Owner has received the Tenant Application Information and Background Check, Owner shall either accept or deny such Tenant application on the Website.

Owner represents and warrants that he has read and accepted the Lets Rentz Fair Housing Policy and is in compliance with all federal and state laws in his decision to accept or deny a Tenant for a particular rental property and is any postings and Unit Information. Owner further represents and warrants that all information provided on the Service, including, without limitation, the Unit Information, is true and accurate and does not violate any federal, state, local or international law or regulation. Tenant represents and warrants that all information provided on the Services, including, without limitation the Tenant Application Information and the Background Check information, is true and accurate and does not violate any federal, state, local or international law or regulation. Users acknowledge that Lets Rentz does not verify the identity or accuracy of any User information provided on the Services nor does Lets Rentz warrant the accuracy, completeness or usefulness of any of the information provided on the Services. Any reliance you place on such information is strictly at your own risk. We disclaim all liability and responsibility arising from any reliance placed on such materials by you or any other visitor to the Website, or by anyone who may be informed of any of its contents.

5. Registration Obligation and Account Security

5.1 User Registration.

In order to access the Services, Users must provide certain registration details or other information. It is a condition of your use of the Website that all the information you provide on the Website is correct, current and complete. You agree that all information you provide to register with this Website or otherwise, including but not limited to the use of any interactive features on the Website, is governed by our Privacy Policy, and you consent to all actions we take with respect to your information consistent with our Privacy Policy.

Users authorize Lets Rentz, directly or through third parties, to make any inquiries we consider necessary to validate your identity. You also acknowledge that your account is personal to you and agree not to provide any other person with access to this Website or portions of it using your user name, password or other security information. You agree to notify us immediately of any unauthorized access to or use of your user name or password or any other breach of security. You should use particular caution when accessing your account from a public or shared computer so that others are not able to view or record your password or other personal information. Fees and Payments. Lets Rentz reserves the right at any time to change and/or increase the fees for access to portions of the Service or the Service as a whole. All fees shall be payable through the User's account.

6. Owner Access & Taxes

6.1 Owner Access to Platform.

Owner will be charged a monthly subscription fee for the service plan he or she selects for use of the Services. The price paid will be clearly displayed to the Owner before he or she selects the service plan. The access fee will be due monthly on the day of the month Owner started using the Service.

6.2 Tenant Background Check.

Tenant will be charged a fee for each Background Check initiated on the Service.

6.3 Taxes and Information Reporting.

Lets Rentz does not deduct any taxes, levies, duties or similar governmental assessments of any nature, including, for example, value-added, sales, use or withholding taxes, assessable by any jurisdiction (collectively, “taxes”). It is Owner’s responsibility to determine what, if any, taxes apply to the payments received, and it is solely Owner’s responsibility to assess, collect, report and remit the correct taxes to the appropriate authority. Lets Rentz is not responsible for determining whether any taxes apply to rent collected, or for calculating, collecting, reporting or remitting taxes arising from any rent payment. Owner acknowledges that Lets Rentz may make certain reports, including but not limited to an IRS Form 1099-K to tax authorities regarding transactions that Lets Rentz processes. For example, Lets Rentz is required to report to the Internal Revenue Service the total amount of payments Owner receives each calendar year into all of Owner’s Lets Rentz accounts associated with the same tax identification number once Owner receives more than $600 in aggregate payments through Lets Rentz accounts in the same calendar year (the “Reporting Threshold”). Lets Rentz is also required to report payments to applicable state and local governments.

7. Liability:

Given the nature of the Site and the volume of messages and postings, except as otherwise provided in these Terms of Service or other applicable terms, Lets Rentz cannot and does not monitor all of the Content posted or transmitted by You and other third-party information providers. Lets Rentz reserves the right to delay, suspend, or reject a payment transaction for any reason, including but not limited to suspicion of financial or security risk, unauthorized or fraudulent activity, or violation of the terms of this agreement. Users also agree to indemnify and hold Lets Rentz harmless from any and all claims, losses, damages, or expenses arising from the use of our platform.

8. Modification of terms:

Lets Rentz reserves the right to modify these terms of service at any time. It is the user's responsibility to stay informed of any changes to these terms and to continue using our platform only if they agree to the current terms.

9. Refund:

At Lets Rentz, we are dedicated to providing our subscribers with the highest quality rental services. However, due to the nature of our subscription-based service, we do not offer refunds for any subscription fees paid. We understand that circumstances can change, and we encourage our subscribers to reach out to our customer support team with any questions or concerns regarding their subscription. However, please be aware that all subscription fees are non-refundable expect the Relax plan. 100% refund has to be claimed within a week of plan expiry. The refund will be processed once you shift to your new property which is not available on Lets Rentz App or Website. For claiming the refund, you just need to submit a valid copy of your rental agreement. The rental agreement should match the requirement given to Lets Rentz. Lets Rentz will verify the claim, this may include physical visit of the property premises. The rent and deposit amount in the registered rental agreement should be equal or lower than the one given to Lets Rentz relationship manager at the time of plan subscription. We thank you for your understanding and continued support of Lets Rentz."

10. Service Cancellation.

Users may cancel the use of the Service at any time effective immediately by contacting us at support@letsrentz.com. You will remain liable for all outstanding payments and fees due at the time of cancellation. If you request, Lets Rentz will delete your User account, but this request will only delete your personal account and not information that relates to you that is on another User's account (for instance, a signed lease to which you are a party).

11. Prohibited Uses.

In connection with the Services or your use of the Website, you will not:

  • Breach this agreement;
  • Violate any applicable federal, state, local or international law or regulation;
  • Violate the legal rights (including the rights of publicity and privacy) of others or contain any material that could give rise to any civil or criminal liability under applicable laws or regulations or that otherwise may be in conflict with these Terms and Conditions and our Privacy Policy;
  • Disclose or distribute another User's information to a third party, or use the information for marketing purposes unless you receive the User's express consent to do so;
  • Infringe our or any third party's copyright, patent, trademark, trade secret or other intellectual property rights, or rights of publicity or privacy;
  • Act in a manner that is defamatory, trade libelous, threatening or harassing;
  • Provide false, inaccurate or misleading information, including Taxpayer Information;
  • Send or receive what we reasonably believe to be potentially fraudulent funds;
  • Impersonate any person, or misrepresent your identity or affiliation with any person or organization or in any way that is likely to deceive any person;
  • Provide yourself a cash advance from your credit card or participate in any actions constituting credit card fraud, check fraud, or money laundering (or help others to do so);
  • Refuse to cooperate in an investigation or provide confirmation of your identity or any information you provide to us;
  • Use an anonymizing proxy;
  • Conduct your business or use the Services in a manner that results in or may result in complaints, disputes, claims, reversals, chargebacks, fees, fines, penalties and other liability to Lets Rentz, other Users, third parties or you;
  • Send unsolicited email to a User or use the Services to collect payments for sending, or assisting in sending, unsolicited email to third parties;
  • Take any action that imposes an unreasonable or disproportionately large load on our infrastructure;
  • Facilitate any viruses, Trojan horses, worms or other computer programming routines that may damage, detrimentally interfere with, surreptitiously intercept or expropriate any system, data or information;
  • Use any robot, spider, other automatic device, or manual process to monitor or copy our Website without our prior written permission
  • Use any device, software or routine to bypass our robot exclusion headers, or interfere or attempt to interfere with our Website or the Services;
  • Take any action that may cause us to lose any of our services from our internet service providers, payment processors, or other suppliers;
  • Lets Rentz will not be held liable for the violation of the above terms or any other illegal activity not foreseen at the time.

11.1 Feedback, Reviews, and Account Integrity

You acknowledge that any feedback, reputation, or reviews you provide on Lets Rentz, including comments and ratings, belong solely to us. While we may permit you to use this feedback on our platform during the time you remain a registered User, such feedback is considered our property. You agree not to use, copy, or distribute this feedback in any manner inconsistent with our policies or without our prior written consent. You must not take any action or omit to take any action that could undermine the integrity of the Lets Rentz platform or its feedback system. We reserve the right, in our sole discretion, to suspend or terminate your Account if we believe you have violated these policies or attempted to manipulate or subvert the system. Account Restrictions for Brokers and Agents If you are a real estate agent or broker, you are strictly prohibited from creating or using a Tenant account to access Owner contact information or any services intended for Tenants. Any attempt to bypass this restriction will result in the immediate suspension or termination of your Account without notice. Feedback and Usage Limitations The feedback ratings and reviews on Lets Rentz are intended solely to facilitate interactions between property Owners, Tenants, and Brokers via the platform. They may not be used, distributed, or marketed for any purpose outside Lets Rentz or its related entities without our explicit written permission. By using Lets Rentz, you agree to adhere to these policies and acknowledge our right to enforce them as deemed necessary.

12. Reliance on Information Posted.

Users acknowledge that Lets Rentz does not verify the identity or accuracy of any User or any information User supplies on the Services or Website. Any other information presented on or through the Website, including, but not limited to material presented on our blog, information in Rent Roll Reports, or information in Cash Flow Reports is made Available solely for general information purposes. We do not warrant the accuracy, completeness or usefulness of the User information or any other information. Any reliance you place on such information is strictly at your own risk. We disclaim all liability and responsibility arising from any reliance placed on such materials by you or any other visitor to the Website, or by anyone who may be informed of any of its contents.

21. Governing Law and Agreement to Arbitrate.
