Why an area converter matters

Compare listings fairly

A flat quoted in sq ft and a plot quoted in gaj can't be compared side by side. Convert both to one unit first, then compare the per-unit price.

Read documents correctly

Sale deeds, khasra records and mutation papers often use bigha, biswa or kanal. Converting them tells you exactly how much land you are buying.

Price the land right

Circle rates are published per sq m or per acre depending on the state. Convert your plot size to that unit to estimate stamp duty and registration cost.

Understanding the common area units

Square Feet (sq ft) is the default unit for apartments, builder floors and built-up area across India. One square foot is a square measuring one foot on each side, or roughly 0.0929 square metres.

Square Metre (sq m) is the SI unit and the one used on approved building plans, RERA filings and most government circle-rate tables. One square metre equals about 10.764 square feet.

Square Yard or Gaj dominates plot sales in Delhi NCR, Haryana, Punjab and Rajasthan. One gaj is 9 square feet, so a 200-gaj plot is 1,800 sq ft.

Acre and Hectare are the units of agricultural and large commercial land. One acre is 43,560 sq ft; one hectare is 10,000 sq m, or roughly 2.471 acres.

Bigha, Biswa, Kanal, Marla, Guntha, Cent and Ground are regional units still used in revenue records. Their size changes from state to state — see the table above before you rely on a number.

The maths behind the conversion

Every unit on this page is defined against one exact constant, so no two tables can drift apart.

Rather than storing hundreds of unit-to-unit ratios, this area converter stores a single square-metre value for each unit and routes every conversion through it. What is an area converter?+

An area converter is a tool that rewrites a land or floor measurement from one unit into another — for example square feet into square metres, or gaj into bigha — so that two differently quoted properties can be compared on the same scale.

How many square feet are in 1 square metre?+

One square metre equals 10.7639 square feet. To go the other way, multiply square feet by 0.0929 to get square metres.

How many square feet is 1 gaj?+

1 gaj (square yard) is exactly 9 square feet. So a 100-gaj plot is 900 sq ft and a 250-gaj plot is 2,250 sq ft.

How many square feet are in 1 acre?+

1 acre is 43,560 square feet, 4,840 square yards or 4,046.86 square metres. One hectare contains about 2.471 acres.

Why does 1 bigha convert differently in each state?+

Bigha is a traditional unit with no national standard. It ranges from roughly 12,000 sq ft in Madhya Pradesh to 27,225 sq ft for a pucca bigha in Uttar Pradesh and Rajasthan. This area converter uses the pucca bigha and publishes a state-wise table alongside it.

What is the difference between kanal and marla?+

Both are used in Punjab, Haryana, Himachal Pradesh and Jammu & Kashmir. 1 kanal equals 20 marla, which works out to 5,445 sq ft or 605 sq yards. One marla is therefore 272.25 sq ft.

Is carpet area the same as built-up area?+

No. Carpet area is the usable floor area inside the walls. Built-up area adds the walls and balcony, and super built-up area also adds a share of common spaces. This tool converts units, not area types — ask the seller which area type the number refers to.
